Move Out Guideline

Moving out of your apartment at the end of your lease can be a busy and stressful time. To help you have a smooth and successful moving day, CPM has come up with the following tips and reminders for you to refer to. If you encounter any problems during the moving process, give our

Keys

All keys (front door and mailbox) must be submitted to the office before 10:00 AM on the lease expiration date.  It is very important that you give a forwarding address to our office when you turn in your keys.  This will be used for your security deposit return.  If you would like to submit keys outside of our normal business hours you may place them in a secured envelope and place them in our 24-hour drop box here at the main office. If you are mailing keys, please allow a longer time frame than expected and please ensure that all keys are secured in an envelope inside of a padded envelope. Keys can often rip through normal envelopes during the mailing process.

If you have an August ending lease, you must pay all of your rent prior to turning in all of your keys. If we receive all of your keys, we have to settle your account which means we have to bill the remainder of the rent at one time. If you still owe June and/or July rent please do not turn in all of your keys until it is paid in full.

If your keys are not turned in by the expiration date, your apartment account will be charged $100 per day per bedroom.

Clean Your Apartment

It is very important that you clean your apartment thoroughly before turning in your keys.  Though the entire apartment should be cleaned, pay close attention to your bathrooms and kitchen.  This will help to prevent deductions from your security deposit.  Be sure to remove all of your personal items and any garbage from the apartment.  Click this link to view a move-out checklist of the most common issues at move-out.

Utilities

Utilities must remain in your name until the end date of your lease. Once your lease has ended do not forget to remove your name from each of the utility accounts (i.e. water, electricity, gas, cable).  Here are the phone numbers for the utility companies…

Ameren IP: 1-800-755-5000

Illinois American Water: 1-800-422-2782

Comcast: 1-800-266-2278

Address Change

It is a good idea to complete an address change form at the U.S. Post Office.  This will prevent your future mail from being delivered to the apartment that you have moved out of.

Security Deposit

You will receive your security deposit within 30-45 days of your lease expiration.  Please keep in mind that there will only be one check sent for your apartment.  This check will either be sent to the Designated Agent on your account or to the forwarding address that you supply our office upon move-out.  You may also send your forwarding address to [email protected]

Carpet Cleaning

Per your lease agreement, you are responsible for having your carpets professionally cleaned before your lease ends.  You are also responsible for turning in the receipt to the main office as proof that the carpets were cleaned.  If you elect not to have your carpets cleaned, we will clean your carpets after you move out and deduct the cost from your security deposit. You may contact the office for an estimate on the cost for CPM to clean the carpets if you do not have them cleaned prior to move out.

Rent

10 Month Leases:  Your last rent due date is May 1, 2015

12 Month Leases:  Your last rent due date is July 1, 2015

Additional Notes

If you have an August ending lease, you must pay all of your rent prior to turning in all of your keys. If we receive all of your keys, we have to settle your account which means we have to bill the remainder of the rent at one time. If you still owe June and/or July rent please do not turn in all of your keys until it is paid in full.

Even if you have turned in your keys early, the utilities (water, gas, and electric) must remain in your name until your actual lease end date.
